Crawlspaces are dark and dank places that are often ignored by most homeowners. Frequently we find that they are filled with old paint cans, yard debris, the occasional rodent, and many times mold. Insulation is often missing; vapor barriers are torn or in some instances not even present. There is a term called “Stack Effect” which shows that air is constantly moving through your entire home, from your crawlspace and all the way to your attic. Due to the fact that your home circulates all air in the structure, your crawlspace can be a hidden nightmare. The days of just throwing a thin sheet of plastic (called a vapor barrier) in your crawlspace and hoping for the best are long gone. Mold spores and evaporating water encroaching into the portion you live in can cause serious health issues. Systems have been developed throughout the years to not only address the mold and moisture issue, but to also turn your crawlspace into a clean, climate-controlled area. Many of our customers use their new crawlspaces as additional storage. The bonus is that in many cases, their energy bills are reduced by 20- 30%. This process is referred to as Crawlspace Encapsulation.

Crawlspace Waterproofing Solutions

Every crawlspace is unique in the solution that it requires. The shape, style, and building materials often determine the best course of action. Some crawlspaces have water coming through the foundation walls. Other have water coming through the earth in the middle of the crawlspace. Far too often, we have customers ask to simply replace the plastic sheeting (6 mil vapor barrier) on top of damp ground. This does little to aid in solving the problems. It is D.O.N.E. ATL’s company mandate that we won’t sell something to a customer if it doesn’t solve a problem. Instead, we offer solutions range from, as little as drainage systems, all the way to full encapsulation. EZ-FLOW Drainage System

In instances where water is only penetrating through the foundation walls and/or cove joints we typically install an interior EZ-Flow Drainage system. The installers dig all the way to the footer, install a base layer of gravel, and then install the EZ-Flow pipe around the perimeter of area being waterproofed. It is then channeled into the sump pump system. A vapor shield is then permanently mounted (grade level) to the wall to capture any and all water and direct it into the EZ-Flow. Finally, a vapor barrier is installed over the earth to prevent water from evaporating into the above structure.

Crawlspace Encapsulation System

In situations where complete encapsulation is taking place, our installers first remove all of the insulation and the existing vapor barrier. The EZ-FLOW Drainage System and sump pump are then installed. All support columns are wrapped in a 20ml barrier. A 25ml dimples drainage matting is installed to channel any water that may rise from hydrostatic pressure into the drainage system. 20ml White Guard vapor barrier is then installed on top of the matting. It is extremely durable and very difficult to puncture. All seams are permanently sealed with a special tape. A Crawlspace dehumidifier is then installed to ensure that the air stays warm and dry. We also offer a Silver-Cap insulation upgrade for crawlspaces that are completely below ground. Encapsulating your crawlspace will decrease your energy costs by as much as 25% annually. With that kind of savings, it doesn’t take long to make your investment in your home back.
